
There are many different types of DSTs available, depending on what asset class an investor wishes to purchase. 51 DSTs have been sold in 2020 consisting of the following different asset classes: multifamily, student housing, retail, hospitality, senior housing, self storage, office, medical, industrial, energy. Over the summer, over 50% of DST’s sold consisted of multifamily properties. That number has slide to 38% as of October, with other asset classes gaining in popularity. The income trend from the summer continued with the bulk of DST offerings focusing on current income rather than growth, with an average first year distribution rate of 5.22%.
Earlier trends predicted over $2 Billion in DST sales for 2020. With that number already surpassed, it is not unlikely that 2020 will end with closer to $2.5-$3 Billion.
